Wealthy British families started building on the north-east coast decades ago, and the island has hosted royalty since the days of the Achilleion palace. What has changed is the range: alongside traditional stone villas, you'll now find glass-walled contemporary homes with infinity pools on the west and south cliffs.
This guide is for buyers looking at €1 million and above. It draws on real homes from our current listings and on what we see buyers ask about most. For the wider market, see our Corfu property prices guide.
What do luxury villas cost in Corfu?
Luxury villas in Corfu start at around €1 million and, for seafront estates, run well into eight figures. There is no official index for this segment, and we don't publish an average of our own asking prices: at this level every property is different, and a few large estates would distort any average.
What's publicly listed is also only part of the picture. At this level, a share of the best homes change hands privately, shown only to qualified buyers. We explain how that works in our article on off-market luxury property in Corfu.
Where are Corfu's luxury villas?
Corfu's luxury homes cluster in five areas, and the north-east coast is still the most established. Each area has a different character, so it's worth knowing which suits you before you start viewing.
North-east coast: Barbati to Kassiopi
The stretch the British press nicknamed "Kensington-on-Sea". Calm water, pebble coves, mature cypress and olive gardens and views across to the Albanian mountains. Expect villas with private sea access in Nissaki, Kalami, Agni, Kerasia and Avlaki, and very few new plots. Read more in our north-east Corfu guide.
Kommeno and the coast near town
The Kommeno peninsula, 15 minutes from Corfu Town and the airport, has some of the island's few true waterfront villas, often with jetties. Kontokali and Gouvia nearby suit buyers who keep a boat at the marina.
Benitses, Pentati and Chalikounas
South of town, Benitses has grand seafront estates, while the west-facing cliffs of Pentati and the lagoon setting of Chalikounas attract contemporary architecture and sunset views.
Agios Stefanos and the north-west
Agios Stefanos, Afionas and Peroulades in the north-west offer big sunsets and larger plots for the money. Villas here start lower than on the north-east coast, but the best positions are just as hard to find.
The central hills
Villages such as Spartylas, Agios Ioannis and the hills above Dassia offer elevated sea views over the east coast within 20 to 30 minutes of town.

What does €1 million, €2 million or €5 million buy in Corfu?

In Corfu, budget decides the location and setting more than the size: a villa of similar size can cost several times more on the water than inland. Broadly, here's what each level buys today.
BudgetWhat it typically buysWhere
€1m–€2m3–5 bedroom sea-view villa with pool, often newly built; sometimes a guest houseNorth, north-west, central hills, parts of the south
€2m–€5mLarger villas with panoramic views, private grounds, sometimes direct sea accessNorth-east coast, Kommeno, Pentati, Avlaki
€5m and overWaterfront estates with jetties or private coves, several buildings, extensive gardensNorth-east coast, Kommeno, Benitses, Kontokali

The Karousades villa has four en-suite bedrooms, a heated pool and a 2,208 m² plot in the north. The new stone villa above Dassia has 250 m² on a 3,850 m² plot with panoramic sea views, about ten minutes from the coast. The Benitses estate combines two independent villas on 3,373 m² of grounds with direct access to the sea. Asking prices are as listed on 20 October 2026.
Sea frontage carries the biggest premium. A villa with its own path to the water can cost far more than a comparable house with a view a little higher up. That premium has held up over time because frontage can't be created, only bought.
Questions worth asking on every viewing
The most useful questions are practical ones: how long the drive to the airport is, whether the road is suitable year-round, how private the pool really is, and whether a jetty or mooring is legal. Views sell villas, but these details decide whether a buyer is happy five years later.

What should you check before buying a luxury villa?
In high-value Corfu homes, problems rarely sit in the main house. They're usually in what was added later: pools, pool houses, terraces and garages built without a permit or beyond it. Greek notaries require an engineer's certificate on the legal status of the buildings (now issued through the electronic building identity) before a sale, so these issues should surface before you sign.
Permits for every structure. Ask for the building permit and the engineer's certificate, and check that pools and annexes are covered. Our guide to pool villas in Corfu covers pool permits specifically.
Shoreline and jetties. For waterfront homes, the state shoreline (aigialos) line decides what's private. Jetties need separate approval. See our guide to seafront property and the shoreline law.
Title and boundaries. Corfu's land registry (cadastre) has been moving to the national system, so make sure the registered boundaries match what's on the ground.
Road access and services. Water supply, back-up power and how a delivery truck reaches the house matter more on steep north-east plots.
Our step-by-step buyer's guide explains how the purchase works.
Can a luxury villa in Corfu qualify for a Golden Visa?
Yes. Since September 2024, Greece's Golden Visa requires a minimum €800,000 property purchase in Attica, Thessaloniki and islands with more than 3,100 residents, a group that includes Corfu, and €400,000 elsewhere. Paxos, with about 2,400 residents at the 2021 census, falls in the €400,000 tier. The property must be a single home of at least 120 m².
Our Golden Visa guide explains the full process. Non-EU buyers should also note the planned 15% transfer tax from July 2027, which would add significantly to the cost of a €2 million purchase.
What can a luxury villa in Corfu offer its owner?
For most buyers, a Corfu villa is first a place to enjoy: long summers with family and friends, a private garden and pool, sea views, and an island known for its food, culture and nature, a short flight from most European cities.
Where the location and the property allow it, many owners also rent their villa for part of the season, so the home can earn while they are away. Demand and rules differ by area, so it is worth checking both before you buy; our guide to holiday rental investment explains how.
Over the long term, a villa with lasting qualities, such as a strong location, open views, privacy, good construction and complete paperwork, is the kind of home buyers keep looking for, which matters when the time comes to sell. No one can promise future prices, but choosing well at the start is the best way to protect the value of your purchase.

Frequently asked questionsHow much does a luxury villa cost in Corfu?Luxury villas in Corfu start at around €1 million. As examples from our current listings, a four-bedroom villa with a heated pool in Karousades is listed at €1.2 million, a new stone villa above Dassia at €2.9 million and a seafront estate in Benitses at €14 million.Where are the most expensive villas in Corfu? The north-east coast between Barbati and Kassiopi is the most established luxury area, with seafront estates such as those around Agni among the most expensive homes on the island. The Kommeno peninsula, Benitses and the cliffs of Pentati and Chalikounas also have villas in the millions. There is no official price index by area. Can a Corfu villa get me a Greek Golden Visa?Yes, if the purchase meets the rules. Since September 2024, Corfu falls in the €800,000 tier because it has more than 3,100 residents, and the home must be a single property of at least 120 m². On Paxos, with about 2,400 residents, the threshold is €400,000.Are luxury villas in Corfu a good rental investment? Many owners rent their villa for part of the summer, where the location and permits allow. High-end villas with pools and sea views are in demand from July to early September. The villa must be registered with Greece's short-term rental registry (AMA), and rental income is taxed in Greece. The honest answer is that it depends far more on the individual property than on any island-wide figure. In our current listings you'll find a traditional village house at €92,000 and a seafront estate at €14 million, and almost everything in between.
This guide doesn't give you an average price, because no reliable one exists for Corfu. Instead it explains what moves prices, shows real homes from our listings at three price levels for each property type, and sets out what published data can and can't tell you. If you're still choosing where to look, start with our guide to the best areas to buy property in Corfu, which shows three example homes for each area.
How much does property cost in Corfu in 2026?
There is no official price index for Corfu, so any single "average price" should be treated with caution. Asking prices in our current Corfu listings run from under €100,000 for village houses to several million euros for sea-view and seafront villas. Location, view, condition, size and land explain most of the gap.
We don't publish an average or median of our own listings, for two reasons. First, they are asking prices, not the prices at which homes actually sold. Second, the homes we happen to have for sale at any moment are not a representative sample of the island: one month may bring several seafront villas, the next a run of village houses. An average of that mix would move for reasons that have nothing to do with the market.
What we can do is show you real examples. In the sections below, each property type has three homes from our current listings: a lower-priced one, a mid-range one and one at the top. All prices are asking prices as listed on our website on 20 October 2026 and can change.
What published data can and can't tell you
For the overall trend: the Bank of Greece's official index shows apartment prices across Greece up 5.5% year on year in the second quarter of 2026, and 7.1% in areas outside the big cities (provisional data). In 2025 they rose 8.3% on average (revised data). That is the national direction of travel for apartments. It is not a price index for Corfu, and not for villas.
What makes one Corfu home cost more than another?
Five things explain most of the price difference between two Corfu homes, and they matter more than the area name on the listing. Two houses in the same village can be priced twenty times apart. In Pentati, for example, we currently list a renovated 85 m² stone house at €190,000 and a cliff-top villa on a 10,000 m² plot at €4 million.
Exact location: front-line, walking distance to the sea or a village, or up a hill at the end of a long track.
View: open sea view, partial view or countryside. A true sea view is the single biggest premium on the island.
Condition: newly built, renovated and ready to move in, or in need of work. Renovation costs can match the purchase price.
Size and land: internal area, plot size and any building rights left on the plot.
Extras: pool, guest house, sea access, parking and year-round road access.
Keep these in mind when you look at the examples below. They are the reason we show three homes rather than one number.

Apartments are relatively scarce in Corfu and are found mostly in and around Corfu Town and in resort villages. In our current listings they range from a two-bedroom apartment in Ipsos at €150,000 to a renovated duplex penthouse in the Old Town at €975,000.
€150,000Two-Bedroom Apartment with Balconies in Ipsos2 bed · 56 m² · RR7369€395,000Stylish Renovated Apartment Near Corfu Town, Alepou3 bed · 120 m² · plot 350 m² · RR7363€975,000Historic Duplex Penthouse with Old Fortress Views3 bed · 150 m² · RR7455
The Ipsos apartment is a 56 m² ground-floor flat a short walk from the village centre. The Alepou apartment, near Corfu Town, is a renovated 120 m² home on three levels with an independent studio on the lower floor. The Old Town penthouse has 150 m² on two levels and an open view over the rooftops to the Old Fortress, which is rare inside the historic centre. If the Old Town appeals, our guide to buying a house in Corfu Old Town explains the heritage rules.
What do village houses and family homes cost?
Detached and semi-detached houses are the broadest part of the Corfu market, from village homes to family houses near town. Our three examples run from a 76 m² traditional house in Klimatia at €92,000 to a seaside house above Kanouli beach in the south at €699,000.
€92,000Traditional Corfiot Home with Fireplace, Mezzanine and Garden Klimatia Corfu1 bed · 76 m² · plot 943 m² · RR7425€420,000Two-Storey House in Sgombou Near Gouvia & Kontokali Corfu4 bed · 199 m² · plot 687 m² · RR7337€699,000Seaside House in the South of Corfu3 bed · 111 m² · plot 447 m² · RR7480
The differences are easy to see once you read the details. The Klimatia house is a semi-detached village home with countryside views. The Sgombou house, close to Gouvia and Kontokali, has 199 m² over two floors but needs renovation, which is reflected in its price. The Kanouli house is smaller, at 111 m², but sits less than a minute's walk from the sea with a private path to the beach. Location and view outweigh size.
Older village houses that need work are the most affordable way into the market, but the purchase price is only part of the cost. Our guide to restoring a stone house in Corfu explains what renovation involves.
What does a villa cost in Corfu?
Villas cover the widest price range of any property type in Corfu. In our current listings, examples run from a small sea-view villa near Arillas at €330,000 to a seafront estate in Agni, on the north-east coast, at €10.5 million.

The Arillas villa, built in 2017, sits about 1 km from the beach with sea views and a private pool. The villa in Karousades, in the north, has four en-suite bedrooms, a heated pool and a 2,208 m² plot. The Agni estate has 660 m² of living space on a plot of about 7,000 m², some 25 metres from the shoreline, on the island's most sought-after coast. All three are "villas with a pool and a view"; the location and the scale make the difference.
If you are looking at €1 million and above, our guide to luxury villas for sale in Corfu looks at that segment in more detail, and our guide to buying a villa with a pool covers the permits to check.

What does land cost in Corfu?
Land prices in Corfu depend on whether you can build, how much, and what you'll see from the house. A plot with a valid building permit, road access and a sea view is a very different product from an olive grove with no confirmed building rights, even when the two are the same size.
Three plots from our current listings, all with a building permit or licence:
€135,000Sea-View Plot with Building Permit in Loutses, North Corfuplot 2,148 m² · RR7281€400,000Sea-View Buildable Plot with Permit in Nisaki, Corfuplot 2,000 m² · RR7439€1,050,000Seafront plot in Afionas with building licence · RR7443
The Loutses plot, in the north, has 2,148 m², sea views and a permit for a house with a pool. The Nissaki plot on the north-east coast has 2,000 m² and an active permit for a two-storey stone villa with a pool. The Afionas plot sits above a secluded cove with a private footpath to the beach below. Our guide to buying land in Corfu explains what makes a plot buildable, which matters far more than the headline price.
Are Corfu property prices rising?
Nationally, yes. According to the Bank of Greece, apartment prices across Greece rose 5.5% year on year in the second quarter of 2026, and 7.1% in areas outside the big cities (provisional data). In 2025 they rose 8.3% on average (revised data). The index covers apartments across the country, so it shows the direction of the Greek market rather than prices in Corfu.
Several local factors also matter on the island. Foreign buyers are active at the top of the market, and demand for sea-view homes with pools is steady. Good plots with permits are increasingly hard to find, especially on the north-east coast. And new planning rules expected from 2027 may make some out-of-plan land harder to build on, which tends to push buyers towards existing homes.
There's one date worth noting. Greece plans to raise the property transfer tax for non-EU buyers from around 3% to 15% from 1 July 2027. If that goes ahead, it could bring some purchases forward into the first half of 2027. Our article on the 15% transfer tax for non-EU buyers explains who it affects.
Asking price, sale price and tax value: what's the difference?
Asking prices are the starting point, not the final number. In Greece, the property transfer tax of 3.09% for resale homes is charged on the higher of the agreed price and the property's "objective value", a tax value set by the state. In Corfu, objective values are usually well below market prices for desirable homes.
How much room is there to negotiate? It varies. Well-priced sea-view homes often sell close to the asking price, while properties that have been on the market for a long time, or need work, usually leave more room. A local agent can tell you how long a property has been listed and how it compares with recent sales nearby.
On top of the price, budget roughly 9% to 10% for taxes, notary, land registry, lawyer and agency fees. Our step-by-step guide to buying costs lists each one. Our step-by-step buyer's guide explains how the purchase works, and your lawyer confirms that everything is in order before you sign.

Corfu Real Estate Investment Is Booming
Corfu real estate investment is entering a new phase of growth as the island surpasses €1 billion in tourism revenue.
This milestone is positioning Corfu real estate investment as one of the most attractive opportunities in the Mediterranean — especially for investors seeking both lifestyle value and strong rental returns.
While headlines focus on tourism, experienced investors are looking deeper — at how economic concentration is accelerating property demand, increasing rental yields, and driving long-term asset appreciation across Corfu and Paxos.
📊 Corfu’s Tourism Economy: A Powerful Demand Engine
According to the Corfu Market Observatory, developed in collaboration with the Hellenic Confederation of Commerce & Entrepreneurship (INEMY), and supported by research from KPMG:
1) The tourism sector generates nearly €1 billion annually
2) Tourism represents approximately 36% of the island’s total economic activity
3) The accommodation sector alone reached €614 million
4) Travel agencies recorded over 60% growth in the past three years
These figures confirm one thing:
Corfu is not just growing — it is economically concentrated around tourism
And that has direct implications for property values.
High Satisfaction = Stable Long-Term Demand
Beyond revenue, Corfu shows exceptionally strong destination performance metrics, which are critical for real estate investors:
94.8%–95% visitor satisfaction rate
Over 96% of visitors would recommend the island
Strong repeat visitor patterns driven by positive experiences
This level of satisfaction creates:
✔ Consistent rental demand✔ High occupancy rates in peak seasons✔ Long-term demand stability from international buyers
In simple terms:
Tourism quality translates into real estate security
Why Tourism Growth Is Fueling Real Estate Prices in Corfu & Paxos
The Corfu market operates as an interconnected ecosystem, where tourism directly impacts property performance.
Here’s how the mechanism works:
1. Rising Tourism Demand → Higher Rental Yields
As visitor numbers increase, short-term rental demand grows — especially for luxury villas and waterfront properties.
2. Limited Coastal Supply → Scarcity Effect
Corfu and Paxos have finite coastal land, meaning new supply cannot keep up with demand.
This creates long-term price appreciation pressure
3. High Satisfaction → Repeat Buyers & Investors
Tourists often transition into property buyers after multiple visits.
4. Seasonality → Premium Pricing Power
The island’s strong seasonal peaks allow property owners to maximize rental income during high-demand periods
Corfu Real Estate Is No Longer Local — It’s Global
International investors are increasingly targeting:
Luxury villas in Corfu
Waterfront homes in Paxos
High-yield holiday rental properties in Greece
The shift is clear:
-Buyers are not just purchasing homes-They are investing in the Mediterranean lifestyle economy
The Key Insight Most Investors Miss
Corfu is not just a tourism destination.
It is a:
High-trust, tourism-driven real estate ecosystem
This means property value is influenced by:
Tourism flows
Global travel trends
Infrastructure pressure
Seasonal demand cycles
And most importantly: supply constraints in prime coastal locations
📈 Investment Strategy: How to Enter the Corfu & Paxos Real Estate Market
To capitalize on the current market shift, investors need a more strategic and location-driven approach:
1. Secure Prime Locations Early
Focus on waterfront and sea-view properties, where supply is permanently limited and long-term value is strongest.
At the same time, don’t overlook a high-potential segment:👉 Apartments in Corfu Town — both move-in ready and renovation projects
Why this matters:
Strong demand for short-term rentals in the historic center
Lower entry price compared to villas
High upside through renovation and value-add strategies
Consistent occupancy driven by cultural tourism and walkability
2. Prioritize Dual-Use Assets
Look for properties that combine:
Personal lifestyle value
Strong short-term rental income potential
This hybrid model allows investors to enjoy the asset while generating returns, making it especially attractive in lifestyle-driven markets like Corfu and Paxos.
3. Invest in Scarcity, Not Just Luxury
High-end finishes can increase appeal — but they don’t guarantee long-term value.
Location scarcity is the real driver of appreciation
Focus on:
Prime coastal zones
High-demand urban centers (like Corfu Town)
Limited-inventory areas with strong tourism flow
Key Insight:In Corfu & Paxos, the best-performing assets are not always the most expensive —they are the ones positioned at the intersection of location, demand, and limited supply.

A Destination That Captivates the World
Luxury real estate Greece is defined by timeless island living, discreet elegance, and exclusive properties across Corfu and the Greek islands.
Greece is more than a destination—it is a lifestyle shaped by light, sea, and heritage. From the golden shores of the Ionian Sea to the iconic whitewashed landscapes of the Cyclades, it offers a rare combination of natural beauty and emotional depth.
Did you know that Greece has long been one of the favorite destinations for royal families, celebrities, and wealthy individuals around the world?
Today, it continues to attract global attention not only for its scenery, but for its privacy, authenticity, and refined sense of luxury.
A Golden-Age Love Affair
JACKIE ONASSIS IN GREECE, 1974
Long before modern celebrity culture, Greece was already a retreat for the global elite.
In the 1950s and 1960s, icons such as Elizabeth Taylor, Richard Burton, and Grace Kelly were drawn to its cinematic landscapes and natural elegance. The legendary romance of Maria Callas and Aristotle Onassis transformed Greece into a symbol of passion, glamour, and international prestige.
Jackie Kennedy Onassis further elevated this image, associating the Greek islands with private luxury, cultural depth, and timeless sophistication.
This legacy continues to define Greece as one of the world’s most desirable luxury destinations.
The A-List Summer Ritual
Today, Greece remains a discreet sanctuary for modern celebrities.
Stars such as Matthew McConaughey embrace the slow rhythm of Antiparos, Kate Hudson returns each summer to Skiathos, and Matt Damon frequents Mykonos. Artists like Dua Lipa explore the Cyclades, while others retreat to quieter islands such as Paxos, Patmos, and Folegandros.
In recent seasons, Spetses also attracted global attention when figures including Kim Kardashian, Kendall Jenner, and Bad Bunny were reported to have visited the island, arriving aboard Jeff Bezos’ yacht and maintaining a notably low profile while enjoying discreet local experiences.
This reflects the defining essence of Greece: visibility without exposure, and luxury without intrusion.
Corfu: Royal Roots and Timeless Prestige
Among Greece’s most distinguished destinations, Corfu holds a unique position where aristocratic heritage meets modern luxury.
The island is famously the birthplace of Prince Philip, Duke of Edinburgh, born at Mon Repos Palace. This royal connection adds a rare layer of prestige that distinguishes Corfu within the Mediterranean luxury landscape.
Beyond its royal history, Corfu is defined by Venetian architecture, lush green landscapes, and a coastline of exceptional beauty. Its northeast coast, in particular, is known for private estates, discreet villas, and refined coastal living.
Today, Corfu continues to attract international buyers seeking privacy, sophistication, and long-term value in the Greek island real estate market.
From Escape to Investment
What often begins as a seasonal escape frequently evolves into a long-term investment.
International buyers—including entrepreneurs, investors, and global homeowners—are increasingly choosing Greece for both lifestyle and financial reasons.
Key advantages include:
- Exceptional lifestyle quality
- Competitive real estate value compared to other Mediterranean markets
- Strong rental and long-term investment potential
In this context, luxury real estate Greece has become more than a purchase—it is a lifestyle investment rooted in heritage and stability.
Celebrity Homes in Greece
Beyond seasonal visits, Greece has also become a second home for several global figures.
Among the most notable is Tom Hanks, who, together with actress Rita Wilson, owns a private residence on the island of Antiparos. Acquired in the early 2000s, the property reflects the essence of Greek island living—privacy, simplicity, and uninterrupted sea views.
Antiparos itself has evolved into a discreet retreat for international creatives and high-profile visitors who value anonymity and authenticity over visibility.
Hanks is also associated with property interests in other Greek islands, reflecting a broader trend of long-term attachment to Greece among global elites.
His well-known affection for the country reflects a sentiment shared by many international homeowners: Greece offers a rare sense of emotional clarity, natural beauty, and personal restoration.
More Than a Destination
Greece offers something increasingly rare in today’s world: space, silence, and authenticity.
Days unfold slowly, shaped by sea views, long lunches, and golden sunsets. Life is not performed—it is experienced.
For this reason, luxury real estate Greece continues to attract global interest from those seeking not only property, but belonging.
Why Greece Still Reigns
From royal births and Hollywood legends to modern celebrity retreats, Greece continues to define timeless Mediterranean luxury.
For celebrities, it’s a refuge.For investors, it’s an opportunity.For romantics, it’s a dream.
And for those who truly experience it, Greece becomes more than a destination—it becomes home.

Where the Minotaur trod, an eco-development rises
Places are nowhere without a narrative. We are drawn to locations not just for their beauty, but for the stories they tell—their history, culture, and spirit we long to absorb into our own lives. This is more true than around the Mediterranean, cradle of Western civilization. Even the most Relaxed sun-seeker feels the pull of history here, where basking under the Greek sun offers more than a tan, but a chance to live among the legends. And among all Mediterranean destinations, few places offer a richer narrative than Crete.
