“How much does a house in Corfu cost?” sounds like a simple question. The honest answer is anywhere from under €100,000 for a village house that needs work to €14 million for a seafront estate. What matters is what sits between those extremes, and that’s what this guide sets out.
All figures below come from our own listings: 511 Corfu properties with a published price on 15 October 2026. They’re asking prices, not completed sales, so treat them as a guide to the market rather than a valuation. If you’re still choosing where to look, start with our guide to the best areas to buy property in Corfu.
How much does property cost in Corfu in 2026?
In October 2026, the median asking price across our 511 priced Corfu listings was €315,000, and homes had a median of about €2,840 per m². Almost half of all listings (251) were priced under €300,000. That tells you Corfu is still a broad market, not only a playground for multi-million-euro villas.
Why use the median rather than the average? Because seven listings priced at €5 million or more would pull an average far above what most buyers actually pay. The median is the middle listing: half are cheaper, half are dearer. It’s a fairer picture for anyone setting a budget.

What do different property types cost?
Villas in our Corfu listings have a median of €1.25 million and about €5,100 per m², while detached houses have a median of €330,000 and about €1,900 per m². The gap isn’t only about size. Villas are usually newer, have pools and sit in better locations, while many detached houses are older village homes.
| Property type | Listings | Median asking price | Median €/m² |
|---|---|---|---|
| Villa | 96 | €1,250,000 | ≈ €5,100 |
| Detached house | 93 | €330,000 | ≈ €1,900 |
| Apartment | 37 | €290,000 | ≈ €3,000 |
| Semi-detached house | 22 | €129,000 | ≈ €1,170 |
| Building land | 189 | €178,000 | ≈ €39 per m² of plot |

| Commercial | 21 | €430,000 | – |
Apartments are relatively scarce in Corfu (37 listings) and mostly sit in and around Corfu Town. Their price per m² is higher than for houses because they’re in town, close to services, and often recently renovated. Semi-detached houses are the cheapest entry point, usually in villages and often in need of updating.
Reading the table
A €1,900 per m² median for detached houses doesn’t mean you can buy a finished sea-view house at that rate. It reflects a mix of village homes, older properties and some newer builds. For a renovated home with views, expect to pay well above the median; for a project, below it.
How do prices change across the island?
Location moves prices more than anything else in Corfu: homes in the north-east ask a median of about €7,000 per m², while the north-west is around €1,830. Town and the south sit close to the island average, at roughly €2,850 to €2,900. Land follows a similar pattern.
| Area | Homes, median €/m² | Land, median €/m² | Land, median plot price |
|---|---|---|---|
| North-east coast | ≈ €7,000 | ≈ €74 | €250,000 |
| Corfu Town & suburbs | ≈ €2,855 | ≈ €66 | €180,000 |
| South | ≈ €2,910 | ≈ €30 | €250,000 |
| Central | ≈ €2,560 | ≈ €36 | €159,500 |
| North | ≈ €2,410 | ≈ €36 | €150,000 |
| North-west | ≈ €1,830 | ≈ €34 | €185,000 |
Notice that land in the south has a low price per m² but a high median plot price. That’s because southern plots in our listings tend to be large. Always compare both numbers before deciding a plot is good value. Our guide to buying land in Corfu explains what makes a plot buildable, which matters far more than the headline price.
What does your budget buy in Corfu?

With €300,000 you’re already in the top half of our Corfu listings, but what you get depends heavily on area and condition. Here’s what each budget typically buys, based on what’s on our books today.
- Under €150,000 (109 listings): village houses needing renovation, semi-detached homes and plots inland or in the north and north-west.
- €150,000–€300,000 (142 listings): the busiest band. Renovated village homes, apartments near town, smaller houses with gardens and good building plots.
- €300,000–€500,000 (79 listings): family houses close to town, smaller pool villas in the north and north-west, and sea-view plots with permits.
- €500,000–€1 million (85 listings): sea-view villas with pools outside the north-east, town houses in Kanoni or Kontokali, and stone houses with character.
- €1–€2 million (49 listings): larger sea-view villas, often with guest houses, and the first north-east homes.
- €2 million and over (47 listings): waterfront and trophy villas, mostly on the north-east and east coasts, plus hotels.

Across Greece, apartment prices rose 7.6% in 2025, with older apartments up 8.1% and the rest of the country (outside the large cities) up 8.8%, according to provisional Bank of Greece data reported in March 2026. The bank’s index covers urban apartments, so it’s a background signal for Corfu rather than a direct measure.
Several local factors support prices on the island. Foreign buyers dominate the top of the market, and demand for sea-view homes with pools is steady. Good plots with permits are increasingly hard to find, especially in the north-east. And new planning rules expected from 2027 may make some out-of-plan land harder to build on, which tends to push buyers towards existing homes.
There’s one date worth noting. Greece plans to raise the property transfer tax for non-EU buyers from around 3% to 15% from 1 July 2027. If that goes ahead, it could bring some purchases forward into the first half of 2027. Our article on the 15% transfer tax for non-EU buyers explains who it affects.
Asking price, sale price and tax value: what’s the difference?
Asking prices are the starting point, not the final number. In Greece, the property transfer tax of 3.09% for resale homes is charged on the higher of the agreed price and the property’s “objective value”, a tax value set by the state. In Corfu, objective values are usually well below market prices for desirable homes.
How much room is there to negotiate? It varies. Well-priced sea-view homes often sell close to the asking price, while properties that have been on the market for a long time, or need work, usually leave more room. A local agent can tell you how long a property has been listed and how it compares with recent sales nearby.
On top of the price, budget roughly 9% to 10% for taxes, notary, land registry, lawyer and agency fees. Our step-by-step guide to buying costs lists each one. Before you sign, make sure the property passes the checks in our due diligence checklist; a cheap price is no bargain if the title or permits aren’t in order.
