North-west Corfu

Corfu’s north-west is where the island opens up to the sunset: long sandy bays, cliffs above turquoise water and small villages looking out to the Diapontia islands. It’s also where sea-view homes are still within reach of many budgets. Our Arillas office is right here in this corner of Corfu; here’s how the villages compare.

Key takeaways

  • North-west Corfu is where buyers most often find sea or sunset views without north-east coast prices, with a wide choice of village houses and plots.

  • Most villages are about an hour’s scenic drive from Corfu Town and the airport, and the larger and inland villages are home to year-round communities.

If the north-east is Corfu’s “Kensington-on-Sea”, the north-west is its open-air side: wide sandy beaches, sandstone cliffs, hill villages with olive groves running down to the sea and, every evening, the sun setting behind the Diapontia islands. Many buyers who come for a week end up looking at houses here.

We know this corner of Corfu well: our Arillas office is right here. This guide compares the main villages, from Sidari on the north coast to Afionas, Agios Stefanos and the inland villages, and shows real homes from our current listings at different price levels. For the rest of the island, see our area-by-area guide to Corfu.

Why buy in north-west Corfu?

North-west Corfu is where buyers most often find a sea or sunset view without paying north-east coast prices, and where the island’s widest choice of village houses and building plots is found. For buyers who want space and a view on a sensible budget, it’s a natural place to start, with Corfu Town about an hour’s scenic drive away.

The landscape is different from the rest of Corfu, too. The coast faces west and north-west, so it enjoys fresh sea breezes, long sandy beaches and spectacular light at sunset. Inland, villages such as Magoulades, Kavvadades and Avliotes sit among olive groves and cypress, a few minutes from the beaches.

What do homes cost in north-west Corfu?

Prices in the north-west vary from home to home, even within one village, so real examples are the clearest guide. Here are three north-west homes from our current listings: a lower-priced, a mid-range and a higher-priced one.

The differences come down to position, view and size. The Kavvadades house is a 44 m² village home on a quiet lane, with valley views and room to extend on its 535 m² plot. The Afionas house has 244 m² over three levels, sea views and a 4,082 m² plot. The residence at the top sits directly on the sand of Agios Georgios beach, facing Porto Timoni bay, with no road between the garden and the sea. Asking prices are as listed on 20 October 2026 and can change.

As a rule, village houses inland or set back from the coast sit at the lower end, while a pool, a large plot and an open sea view push prices up. Front-line homes on the beach are rare and especially sought after.

The villages, one by one

Afionas

Afionas sits on a ridge above two bays, with Porto Timoni’s double beach below and views over the Diapontia islands. It’s the most dramatic setting in the north-west, with a mix of sea-view houses, villas and rare development plots.

A long sandy bay framed by cliffs, with one of Corfu’s best sunset beaches. The beach village is at its liveliest in summer, and the hills above have year-round villages and good plots with views. Our Arillas office is close by.

Arillas

A relaxed beach village with a long-established international community, small tavernas and yoga retreats. Our Arillas office covers the village and its hinterland, where plots and houses offer some of the best value in the area.

Agios Stefanos (Avliotes)

A sheltered bay with a small harbour, from which boats run to the Diapontia islands of Othonoi, Erikoussa and Mathraki. Hillside homes with views over the bay are much sought after.

Peroulades and Sidari

Sidari is a lively resort with the famous Canal d’Amour and services all year. Peroulades, just west, is quieter, with high cliffs and sunsets over Cape Drastis. Homes on the cliffs here are rare and sought after.

Inland: Magoulades, Avliotes, Kavvadades and Doukades

Traditional villages with year-round residents, stone houses and olive groves, typically 10 to 15 minutes from the beaches. They’re the place for village homes, renovation projects and larger plots at more accessible prices. Our guide to restoring a stone house shows how rewarding that can be.

More homes and plots in the north-west

Three more examples from our current north-west listings, a sunset-view villa and two plots with sea or sunset views:

The Peroulades villa has 155 m² on a 2,233 m² plot on a hilltop, about five minutes from the cliffs of Loggas beach. The Afionas plot, inside the village, has open sea views across three terraces and room for around 400 m² of buildings. The Magoulades plot is mostly within the traditional settlement and looks west towards the coast and the sunset.

Is north-west Corfu a good investment?

For many buyers, yes, because it combines sea and sunset views, a wide choice of homes and plots, and strong summer demand. Villas with pools and sea views are guest favourites in July and August, and the area’s international community gives it life beyond tourism.
